Institutional real estate thinking sharpened by AI.

I help owners, developers and investors shape real estate and hospitality projects, and I help organisations put AI to work. Both draw on fifteen years of finance, risk, strategy and transformation inside large international organisations.

The idea

Real estate is decided in models, memos and committee decks long before anything is built. I have spent fifteen years on that side of the table, testing numbers and shaping the case. AI now changes how that work gets done.

What I do

Three disciplines, one desk.

A · For decision makers

Strategic advisory

An outside mind for consequential decisions.

I challenge assumptions before they become expensive and bring structure to situations where the direction is unclear.

  • Strategy framing
  • Structural logic
  • Narrative
Approach
B · For owners and developers

Real estate & hospitality

Institutional discipline for private projects.

Concepts, positioning and investor materials for hotels, branded residences and real assets, plus advice on choosing the right brands, operators and partners.

  • Branded residences
  • Real assets

C · For leadership teams

AI transformation

From first pilot to new ways of working.

I help organisations find where AI pays off, build it safely and take their people along, in real estate, hospitality and beyond.

A · Strategic advisory

You don't need more advice. You need your thinking stress-tested.

Lens 1

Strategy framing

What decision are we actually making?

I define the real problem, the constraints and the options on the table, and make the trade-offs explicit across strategy, finance and operations.

Lens 2

Structural logic

Does it hold under pressure?

Rent, yield, cost, leverage and timing, tested against each other and against the downside case the model leaves out.

Lens 3

Narrative positioning

Will the people you need believe it?

The case read the way an investment committee, a brand, a lender or a future buyer will read it.

B · Real estate & hospitality

From a rare site to a project brands and investors take seriously.

Hospitality · Concept
RE-02 · Masterplan1:2000

Concept and positioning

Turn a site into a story brands and buyers want: the mix of keys, villas and amenities, the target guest and the price point.

Branded residences · Brand fit
RE-03 · Elevation1:250

Brand and operator search

Find the brand that fits the site, and test whether the branded premium survives contact with the market.

Investor materials · Teaser and IM

Concept papers, teasers, memoranda

Documents a committee, partner or lender takes seriously, with every claim backed by evidence.

Partners · Selection

Brand, operator and partner strategy

Which brand, operator or partner fits the project, what to ask of them and how to judge their proposals. You stay in charge of every conversation.

Operators · Strategic outlook

Growth plans for operators

Strategic outlooks and blueprints for operators moving into new formats, such as hospitality inside office buildings.

Real assets · Frontier markets
RE-07 · Market mapN.T.S.

Frontier real assets

Executive briefings for private investors entering new markets: the thesis, the routes to access and the risks.

C · AI transformation

Put AI to work where it actually pays off.

Most organisations have tried a chatbot. Few have changed how their core work gets done. I have worked on AI and automation inside large organisations, so I know where AI pays off, where it creates risk and how to bring people along. I help leadership teams make that move with fewer detours.

How we work

Four stages, from first look to AI that is part of everyday work.

Stage 1

Diagnose

Map your processes, data and people. Rank use cases by value, effort and risk.

Stage 2

Pilot

Build two or three use cases with your team on real data, with clear success measures.

Stage 3

Scale

Put governance, controls and an audit trail in place, then roll out what worked.

Stage 4

Embed

Upskill the team, redefine roles and make AI part of how everyone works every day.

About

I have spent my career inside capital, deals and real estate, where bad thinking is expensive and good thinking rarely looks dramatic.

My role is to challenge the logic, remove distortion and make sure the decisions you take are ones you can stand behind when the outcomes arrive. That holds for a resort concept and for an AI roadmap alike.

I work independently and with a small number of clients at a time. Fit determines availability, and every inquiry is treated confidentially.
